If you are thinking of selling your house you should try brightening it up so as to make it more attractive for buyer. For example to brighten things you could paint the rooms in light colours ‘e g. Magnolia, White & Creams'. It will make your house appear lighter and much more spacious. Then then interest buyers of the house can then add their own colour schemes when they move in. You can also tidy the rooms up, as it is devoid of clutter making sure to only have a minimum amount of ornaments and furniture. You can also remove or pack items and place them in storage until you are ready to move, by keeping the house tidy it will give potential buyers a better idea of the space that they will be buying. When you know a buyer is coming try to have fresh coffee brewing and flower in the rooms, so that the house smells nice and gives off a homely atmosphere.

First Impressions

 

The first thing that buyers see when viewing a house is the garden up to the house, so when having potential buyers maintain your garden and keep it as neat as possible. If you have hanging baskets or pot plants which look untidy, it is a good idea to remove them or replant them with bright and healthy flowers. Also if the front door of your house is looking worse for wear, then you should consider re painting it or completely replacing it. If the letter box or door knocker is dull it would be best to polish them or replace them with cheap brass fittings. Also make sure that your door bell works if it doesn't work it would be best to replace it or remove it and fill the hole in the door were it was. Make the entrance as neat and welcoming as possible; keep it empty of shoes, coats and clutter, etc. It might seem a lot but first impression count when trying to sell your home.

 

Cleanliness


When you decide to sell your house, it is best to clear the house of clutter and furniture you no longer need and either throw away or place it in storage. This will make your house appear bigger and also make it easier when you move because some of it will already be packed.


At the time where you want to sell it is good to do a bit of spring cleaning. You should clean all windows (inside and out) and mirrors. All surfaces should be cleared and dusted as this will make your house appear well maintained, also vacuum the carpets and sweep the floor. If the carpet looks dirty, rent a carpet cleaner or you can hire someone to come and clean the carpet for you. If your carpets are past cleaning or have holes in them, then it is best to buy a cheap neutral coloured carpet. Try to use cleaning materials that smell the same around the house so that it smells fresh and clean.


Kitchen


With the kitchen you must keep it clean and tidy, so that means clearing all the surfaces and tiles of any stains. If the tiles still look dirty after cleaning them you may need to replace them or re grout them, you could also paint over them with special tile paint primer and paint. It is best to freshen up any chipped paint work on walls or doors, also if the cabinet doors are broken or damage replace them with new door fronts.


Bathrooms


Clean the bathroom and tidy the surfaces and clean the tiles. If the tiles still look dirty after cleaning them it might be best to replace the tiles or re grout them, you could also paint over them with special tile paint primer and paint. Freshen up any chipped paint work on walls or doors. If you think the colour of the bathroom suite might be off putting you can see how much it would cost for nice cheap white suite, or re paint it yourself. In the bathroom keep as much item out of sight. If you do not have a lot of space use nice baskets or boxes (you can always take them with you when you move) to keep all your items neat and also out of the way.

 

Bedrooms


In the bedrooms keep as much as you can out of sight either in nice boxes or baskets, if you still think it looks messy then try to pack stuff you do not need and store somewhere else such as the loft. The master bedroom should be the main focus and if possible it should have the ‘wow’ factor. To give your bedroom this ‘wow’ factor buy a cheap but romantic headboard, for example like brass or even have just have nice plain bedding that does not contrast with the room and get curtains that match. Spray air freshener in the room and spray some perfume on the radiator, so that it works like an air freshener.

 

Reception Room


The appearance of space is the key to giving a good impression in reception rooms. Remove and store any furniture which dominates the space. If you have a 3 piece suite consider putting a chair in storage if this makes the room look larger. Once again clear as many surfaces as possible and get rid of clutter. Try to depersonalize your room by putting away any personal and family pictures away. So that the buyer looks at the room not at the pictures.
